New construction is all around us here in Jacksonville and there are a lot of reasons why buying a brand new home is attractive. You have the opportunity to customize your home at a very high level and many builders have pretty good warranties on structure and mechanical elements. If you are interested in new construction, it is critical for you to hire your own Realtor from the very beginning. Now I have found most builder's agents to be valuable in the buying process, but your going to need someone representing you and only you. After all, the home builder is the seller in the transaction and the builder's agent will put the seller first.
Here are a few ways how Realtors add value to the new construction buying process:
Negotiating extras. Besides negotiating price, your Realtor can negotiate upgrades, incentives, and closing costs. Most buyers prefer to have a Realtor negotiate directly with the builder on their behalf. A good Realtor won't blink twice at negotiating or asking tough questions. They represent you.
Recommending financing. A builder typically will have a “preferred” lender that it will encourage you to use. Many times there may be substantial incentives to use their lender, but the right questions need to be asked. At the end of the day, a Realtor will help you find a mortgage that makes the most sense for you and one that provides the most overall value.
Overseeing and coordinating a home inspection. Always, always, always get a home inspection by a licensed home inspector. I have spoken to many home inspectors that see more defects in some new-sale homes than in re-sale homes. The builder's agent may dismiss the need for a home inspection, but your Realtor will make sure they understand that it will happen if they want the sale to move forward. Did I mention to always get a home inspection?
Leverage the knowledge of the builder's agent. As mentioned earlier, builder's agents are valuable. They typically are very knowledgeable about the construction process, available upgrades, and community amenities. Realtors will help you leverage the knowledge of the builder's agent.
So, are you interested in new construction? Then make that call to your Realtor first! Most new construction communities require your Realtor to be registered on the front end of the buying process.
